Title Services
As one of the final steps in the home buying and selling process, it’s our job to keep your closing as simple and on time as possible. Our team is well-versed in the intricacies of the local real estate market with expertise in real estate escrow services; title search, examination, production and delivery of the title report; the resolution of title matters; recording of title-related documents; and the creation and delivery of title insurance policy.
Commercial
Commercial transactions present unique challenges, requiring expertise in identifying potential issues before they become problems. We are able to close complex commercial transactions in the state of California and coast to coast as part of Anywhere Integrated Services.
Relocation
Services for relocating customers and corporate clients include the title and deed, equity calculations and the coordination of the sale of a customer’s property to a buyer.

Net Seller Sheet
Provides an estimate of seller proceeds for a real estate transaction based on inputs, including commissions, property taxes and loan payoffs. Closing costs included. Results can be emailed or printed out.
Reverse Net Seller Sheet
Provides an estimate of sales price for a real estate transaction based on required net seller proceeds and other inputs, including commissions, property taxes and loan payoffs. Closing costs included. Results can be emailed or printed out.
Refi Title Premium & Fees
Provides estimated closing costs, including government fees for a loan refinance real estate transaction. Option to display results in loan estimate format for lenders. Results can be emailed or printed out.
Buyer Title Premium & Fees
Provides estimated closing costs, including government fees for a buyer, with or without a loan, on a purchase real estate transaction. Option to include other costs like survey and homeowner’s association fees. Results can be displayed in loan estimate format for lenders. Results can be emailed or printed out.
TRID vs Actual
Provides a side-by-side comparison of estimated closing costs in the format required by the TILA-RESPA Integrated Disclosure (TRID) regulations and actual fees. The TRID calculations are used by lenders in Closing Disclosures. Results can be emailed or printed out.

Patrick Frasier is president of California Title and Escrow Companies within the Anywhere Integrated Services family of companies, overseeing the success and growth of the business units throughout the state. With more than two decades of experience in sales, marketing and product development, Patrick also provides expertise in developing and implementing successful sales strategies, as well as recruiting and training high-impact teams. Prior to joining the company, Patrick held an executive-level position at a major jeweler retailer where he was responsible for about 100 store operations across the globe in marketing, inventory and product development. His perseverance and proficiency in achieving exceptional results have been major contributors to Anywhere Integrated Services.
John Macias

John Macias is a seasoned title and settlement services executive with over 30 years of industry experience. Having held both critical operational and sales positions, including title officer, top-producing sales manager, and CEO, he specializes in the complexities of high-value and multiple channel opportunities in real estate, data analytics, valuation products, subservicing, and title / settlement services. John brings his skills in positioning new (startup) or emerging title and escrow companies for massive growth through workflow processes, product management, brand development, sales as well as his consultative approach to sales, willingness to try new and innovative ways to provide first-in-class service and experience to the Anywhere family of companies as regional vice president, California joint ventures.
